The opportunity:

We are looking for a Maintenance Technician. The Maintenance Technician will report to the General Manager and will contribute and participate in activities related to the preventative, corrective, and emergency maintenance of the property, environmental, health and safety, and other special initiatives, with a goal of creating a high level of customer service.

What you will do:

  • Perform and complete preventative, routine, and emergency maintenance and work orders, as necessary.
  • Assist with month-end duties and responsibilities together with the general manager including:
    • Pre-inspection of vacant suites
    • Ensure suites are “rent ready” and the timely attention to suite turnover work
  • Review work schedules, prioritize work orders, and ensure resident issues and service requests are addressed withing 24 hours.
  • Perform daily inspections, interior and exterior, document all findings, and conduct vacant suite inspections.
  • Ensure all tools and cleaning equipment is maintained and serviced regularly.
  • Be familiar with all the emergency operation of electrical, elevator, boiler, fire panel and safety systems, mechanical systems, emergency generator, sprinkler, and timer systems.
  • Complete minor maintenance and electrical maintenance as required (i.e., clogged sinks, toilets, flood clean up, lighting etc.).
  • Accompany vendors and contractors while work is being completed.
  • Inspect and check readings and temperature gauges in the mechanical rooms daily.
  • Ensure the condition and cleanliness of the entire site, common areas, roof, exterior building, garbage areas etc., including litter pick-up, sweeping, pressure washing, or other duties as assigned.
  • Ensure operations records, files and documentation are maintained accurately, timely and in accordance with established procedures.
  • Clear snow, apply ice melt, and clear sidewalks and entrance and common areas as needed.
  • Recommend type and quantity of maintenance supplies to be stocked.
  • Emergency response and on-call duty, as required.
  • Uphold and report breaches of the rules and regulations of the property.
  • Communicate with the General Manager, team members and site staff on an ongoing basis.
  • Other related duties as required.  May require heavy lifting.

Customer Service

  • Maintain good resident relations, address and document resident complaints and any emergencies in the building which occur during, and after office hours.
  • Further support efforts to ensure resident satisfaction and service delivery through prompt service, ongoing communication and follow up.
  • Interact with residents in a diplomatic manner.

Sustainability

Who you are:

  • Experience – General related experience preferred. An awareness of occupational health and safety management practices.
  • Computer Skills – Entry level skills in Microsoft Office, a general comfort using a smart phone.
  • Relationship Skills – Ability to communicate in English effectively and professionally, both oral and written, superior ability to develop and sustain cooperating working relationships with staff, contractors, the public and especially residents.
  • Organizational/Multi-Task Skills – Ability to allocate one’s time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, adapt to new ideas and constant changes. What you will do:

Administrative Functions

  • Provide support to the Property Manager and office staff for all aspects of day-to-day activities for assigned buildings in portfolio.
  • Produce, write, revise, layout and translate various business documents in French and English.
  • Interact, communicate, and correspond professionally and effectively with all stakeholders, whether they are clients, tenants, suppliers, professionals, visitors or maintenance staff.
  • Coordinate the logistics of meetings and committees related to building management, prepare and distribute documents related to these meetings/committees, attend, take notes and follow up on decisions made during these meetings/committees.
  • Participate in the inputting of certain data related to the building’s operation.
  • Update and fill, both paper and electronic, of the various files and reports.

  • Maintain minutes of regular staff meetings, providing support and follow up.

The Opportunity:

The role of the Corporate Controller is to lead and is accountable for the BentallGreenOak (BGO) Europe and Asia (Rest of World or “RoW”) operations and the consolidation of its operations into BentallGreenOak (Canada) LP, ensuring performance and efficiency of the financial reporting and providing value-added service to management and partners. The Candidate will work closely with the US and Canadian Corporate Accounting teams, and report to the Principal, Corporate Finance.

What You Will Do:

Key Responsibilities:

  • Direct accountability for the performance of the RoW operating subsidiarity to ensure BGO is providing accurate and timely financial information that results in:
    • better management of business, forecasts and budgets
    • timely decisions and meaningful financial reports
    • value-added service
  • Representing the Corporate accounting group in Vancouver for:
    • Internal management meetings and corporate policy and procedure changes and revisions
    • Other issues affecting corporate accounting
  • Direct accountability for assessing staffing needs including:
    • Interviewing and hiring staff
    • Organizational (accounting) structure effectiveness
    • Conflict resolution

RoW Operating Subsidiaries:

  • Reviewing current processes to achieve greater efficiencies and to ensure adequate controls exit
  • Responsible for tracking of Partnership equity unit classes (income allocations, distributions, contributions, etc.)
  • Responsible for tracking of seed investments in Funds of the Operating subsidiaries
  • Key contact for operating subsidiary, ensuring timely reporting of RoW operations
  • Monitor and coordinate reporting from RoW subsidiaries and consolidation of Canadian and RoW results with key focus on consolidation entries (non-controlling interest) and ensuring foreign currency translation/restatement processes are running as intended
  • Responsible for completing reporting templates to Parent as it pertains to RoW information
  • Responsible for accounting of management entities
  • Responsible for understanding and implementing processes around foreign exchange translations and FX hedge accounting

BGO Group Responsibilities:

  • Responsible for the quarterly distribution process – from the calculation, to the funding of the distributions
  • Assist with Quarterly Management reporting to Parent (SunLife)
  • Responsible for preparation of Management reporting materials
  • Responsible for the annual revaluation of the Put Liability at the Parent holdco level
  • Assist in the preparation of the annual Business Plan and 5 year Strategic Plan

Management Entity Accounting:

  • Accounting for Management entities – in US and Canadian/RoW structures
  • Coordination of tax filings
  • Distributions to individuals
  • Accounting for the new BGO Group Management Equity Plan

Other Responsibilities:

  • Assist in potential Corporate acquisitions
  • Perform various business and financial analysis
  • Continuous improvement of processes and procedures
  • Responsible for ad-hoc projects as they arise (including but not limited to implementation of new IFRS pronouncements for BGO)

Who You Are:

  • Education: CA, CPA, ACCA, or other equivalent designation
  • Experience: Minimum 5+ years corporate accounting experience required, preferably in a multinational corporation, including minimum of 4 years supervising staff
  • Communication & Relationship Skills: Superior writing and verbal communication skills, strong attention to detail and accuracy
  • Organizational & Time Management Skills:
  • Technical Accounting – Strong accounting technical expertise in the following areas:

The opportunity:

The incumbent will report to the National Director, Retail Marketing and Digital Strategy and be working closely with BGO’s Leasing, Operations and Marketing teams, to manage and develop relationships that will maximize income and partnership marketing opportunities for the western portfolio of retail properties.

What you will do:

  • Develop a strategic Specialty Leasing & Partnership Program for the assigned portfolio.
  • Work with each centres leadership teams to develop a program that encompasses short term in-line leasing, pop-up programming, 3rd party events & partnerships in support of each centres merchandising, branding, and income strategies.
  • Identify / create, target and sell partnership / sponsorship opportunities that will support a positive customer experience and contribute positively to net operating income of each asset.
  • Develop relationships with brand and agency partners to utilize the BGO portfolio as part of their brand and marketing activation programs; sell the assets as a marketing medium.
  • Manage and grow existing accounts, and source / develop new income opportunities in the areas of short term and seasonal tenancies, pop up shops and activations and customer services.
  • Stay abreast of pertinent industry trends and ensure both the national and local teams are kept informed; look for opportunities to develop strategic programming in alignment with these trends.
  • Review and provide regular updates / input on the SL Team budgets and programs.

Who you are / what you bring:

  •  Post-secondary degree with a Marketing, Communications, or Business major
